Title

Planning Commission Action No. 24-0436 by Trilogy Developers, LLC for a New Sanitary Sewer Pump Station on a Portion of an Unaddressed Parcel on Lasalle Avenue [LRSN 2000401]

Purpose

Background Statement:

Planning Commission Actions are required reviews for particular uses, such as utility buildings for infrastructure, that the Planning Commission conducts. The Planning Commission is tasked with determining whether the proposed piece of infrastructure is in keeping with the community’s comprehensive plan, which is the Hampton Community Plan (2006, as amended). Planning Commission Actions are limited in scope to analysis of the proposal under the Community Plan, and do not include a zoning analysis.

This particular sanitary sewer pump station is a replacement of the older and smaller pump station across Michigan Drive. The new pump station would increase capacity to and allow for the nearby multifamily and townhouse developments recently approved by Planning Commission and City Council to move forward. These developments were approved on the basis of their conformance with the City’s adopted policies, including the Community Plan. The Community Plan also contains two specific pieces of policies that speak to the installation of infrastructure for development and growth as well as meeting the needs of current residents and visitors.
