Rezoning Application No. 26-0121 by Adrian Mora to Rezone +/- 0.09 Acres at 4218 Victoria Blvd. [LRSN 2003764], from Neighborhood Commercial (C-1) District to Multifamily Residential (MD-4) District with Conditions for Multifamily Dwelling Units

 

Purpose

Background Statement:

This application is brought in conjunction with Use Permit Application No. 26-0122 to allow for multifamily development. This application is a Rezoning from Neighborhood Commercial (C-1) District to Multiple Dwelling (MD-4) District, to convert an existing two-story building into four (4) one-bedroom, one-bath apartments. These apartments would range from 521 square feet to 621 square feet in size. Additionally, there will be improvements to the property, including the addition of a covered front porch, door and window openings, brick walkway pavers, and landscaping improvements.

 

The Hampton Community Plan, (2006, as amended) future land use map recommends medium density residential development for this site. The Kecoughtan Road Corridor Plan, (2006, as amended) does not address the site specifically, but general recommendations of the plan call for the conversion of underutilized commercial properties into residential uses.
