Purpose
Purpose/Background:

The City of Hampton acquired the Hamptons Golf Course in 2015 from its prior owner, Great Atlantic. In an effort to revitalize the restaurant at the Hamptons, Parks, Recreation, and Leisure Services issued Request for Proposal (“RFP”) 17-30/E through Consolidated Procurement, to find a tenant who would provide restaurant services, concessions, and catering at the Hamptons Golf Course. Curt Mont Global Services, Inc. (“Curt Mont”) was the successful respondent.

Curt Mont is an established restaurateur that operates the franchise Anniebell’s Chicken and Waffles. Curt Mont has proposed an Anniebell’s Chicken and Waffles with full service for breakfast, lunch, and dinner for the restaurant at the Hamptons, to provide on-course and off-course concessions, and to provide catering services to support the golf course’s needs. This franchise differs from prior vendors that have served the Hamptons Golf Course, as it is an established business with financial backing and additional locations.

The attached Lease has a one year term with four, one-year renewals. Rent under the Lease will be $6,000.00 annually for the renewable terms, payable in equal monthly installments of $500.00. The Tenant is not required to pay rent to the City for the Initial Term under the Lease in exchange for providing in-kind improvements of up to $6,000 to the Hamptons Golf Course Restaurant. The exact terms of those in-kind improvements are still being discussed and will be reflected on the final lease, subject to approval by the City Attorney. Additionally, a Commission on gross sales will be remitted to the City during all terms of the Lease based upon the following schedule:
